We commission fire risk assessments from qualified assessors and manage the implementation of their recommendations. Assessment frequency is determined by your building's risk level and type, though most residential blocks require a review every one to three years. All findings are tracked and actioned within agreed timescales.
Legionella is a serious health risk in buildings with water storage systems. We arrange regular water hygiene risk assessments and testing programmes, ensure temperature monitoring is carried out, and manage any remedial works identified. Records are maintained and available for inspection at all times.
For buildings constructed before 2000, asbestos-containing materials may be present in communal areas. We commission asbestos surveys, maintain the asbestos management plan and register, and ensure any identified materials are monitored or removed in accordance with current regulations. All contractors working on the building are made aware of the register before commencing work.
Periodic electrical installation condition reports (EICRs) are required for all communal electrical systems. The directors of the RMC, RTM company, or the freeholder hold the legal responsibility as the "responsible person" under fire safety legislation and other applicable regulations. As your managing agent, Pearl manages all compliance activities on your behalf, but the ultimate duty rests with the responsible person(s) under the relevant legislation.
The Building Safety Act introduced significant changes, particularly for higher-risk buildings over 18 metres in height.
