Residential Block Management Across Greater London

London's residential landscape is one of the most diverse in the country. From Victorian mansion blocks in Kensington and Edwardian conversions in Hampstead to modern purpose-built developments in Canary Wharf and regeneration schemes across the East End, every building presents its own management requirements.

Pearl Property Partners provides dedicated block management services across Greater London, within the M25. We manage residential blocks of all types and sizes — whether your building is a six-unit period conversion or a large mixed-use development, we apply the same level of attention and rigour.

Each London block is managed directly by a Partner who understands the specific regulatory landscape, contractor networks, and operational demands of managing property in the capital. From coordinating access in dense urban environments to navigating complex lease structures that are common across London's older housing stock, our Partners bring direct, hands-on experience.

We work with RMC directors, RTM companies, freeholders, and developers throughout all London boroughs — from Westminster and Camden through to Greenwich, Lewisham, and the outer boroughs of Barnet, Ealing, and beyond.

Our London clients have access to the full range of block management services — including service charge administration, health and safety compliance, buildings insurance, property transfers, major works coordination, and Right to Manage support. Everything is delivered through our interactive resident portal, giving directors real-time visibility over finances, maintenance activity, and building operations.

Common Questions

Block Management in London — FAQs

We cover all of Greater London within the M25. This includes every London borough — from central locations such as Westminster, Camden, and the City of London through to outer boroughs including Barnet, Ealing, Greenwich, Croydon, and beyond. If your block is within the M25, we can manage it.

We manage all types of residential blocks across London — including Victorian and Edwardian conversions, purpose-built blocks from the 1960s onwards, modern new-build developments, mixed-use buildings with commercial ground floors, and large estate developments. The management approach is tailored to each building's specific requirements.

We maintain a vetted network of contractors across London's boroughs. All contractors are assessed for insurance, qualifications, references, and quality of previous work. For each block, we prioritise contractors who operate locally to ensure faster response times. Directors are welcome to nominate preferred contractors, who undergo the same vetting process.

In most cases, yes. The process depends on your current management agreement's notice period, which is typically one to three months. If your block has an RMC or RTM company, the directors have the authority to appoint a new agent. We handle the entire transition — from handover checklist to resident communications — so the changeover is structured and straightforward.

Our fees are based on the size and complexity of the block rather than its specific location within London. We provide a transparent fee proposal after visiting your building and assessing its management requirements. There are no hidden charges — the fee structure is set out clearly in advance.
